Common Interest Ownership and Condominiums

Condominium law attorneys serving the greater Danbury area

An important focus of the real estate practice at Collins Hannafin, P.C. concerns new development, both residential and commercial, conversions, governance, and dispute resolution under the Connecticut Common Interest Ownership Act. This is more commonly known as our state condominium law. Contact us to learn more about our experience with common interest community declarations, land use, construction, and unit purchase agreements.

Our law firm provides comprehensive client service on all aspects of common interest communities, from creation of complex large-scale residential and commercial developments to the amendment of common interest community governing documents. Our experience with complex real estate development enables us to fulfill general counsel functions for developers large and small. We can organize new business entities to manage construction or sell new units, and take care of all of the contract negotiation and documentation requirements for a project of any complexity. Our lawyers advised the creators and owners of the largest common interest community development in Connecticut.

At the same time, our considerable experience and close familiarity with the Common Interest Ownership Act allow us to advise unit owner associations, individual owners, and the purchasers or sellers of condominium units about common area maintenance and expenses, condo association management and board elections, and the closing of purchase agreements for individual unit transactions. One of our attorneys, Christopher K. Leonard, served on the subcommittee that drafted the significant changes made to the Connecticut Common Interest Ownership Act in 2009. Mr. Leonard also was a contributing author to the new Connecticut Bar Association Common Interest Ownership Manual.

Our clients include national development companies, regional development companies, local developers, construction companies and contractors, unit owner associations, property managers, and unit buyers and sellers. We handle all of the negotiation and documentation needs, and are always prepared to resolve disputes through mediation, litigation, or informal negotiations.

The common interest community law practice at Collins Hannafin draws upon the firm’s vast experience implementing and interpreting the Common Interest Community Act, as well as the firm’s depth of talent in real estate, administrative law, corporate law, contracts, and litigation. We serve clients throughout the state. To learn more about the law of common interest communities, please visit our Condominiums – FAQs page.
